    Summary: To oversee and manage the district's buildings, grounds, maintenance, and custodial operations.

    Reports to:  Superintendent

    Qualifications: ¦ Possess a thorough knowledge regarding facilities, grounds, maintenances and equipment operations ¦ Possession of a valid driver's license ¦ Strong organization and interpersonal skills ¦ Ability to prioritize, plan and delegate as well as manage others to accomplish tasks ¦ High level of planning and problem-solving skills ¦ Ability to prioritize and plan work activities and use time efficiently ¦ Ability to work under deadlines and manage a variety of projects ¦ Ability to work in a team atmosphere and promote positive working relationships ¦ Must have IL bus license, or attain it within 3 months of employment

    Physical Requirements: The job requires light physical exertion with occasional moderate exertion. While performing the duties of this job, the employee is regularly required to stand, walk, talk or hear, and taste or smell. The employee frequently is required to use hands to handle or feel materials and tools. The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch, or crawl. The employee must occasionally lift and/or move up to 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. The employee will occasionally climb ladders over 30', work at elevations over 30' and work in confined spaces.

    Professional Evaluation: Evaluations are conducted by the Superintendent.

    Contract: Length of contract, salary, and benefits are established by the Board of Education.

    Essential Functions (Duties & Responsibilities)

    General
    Implement district's policies and procedures.
    Follow federal and state statutes, regulations and requirements associated with facilities management.
    Maintain effective and professional communication with educational team members.
    Assume responsibility for professional growth.

    Specific

    Domain 1: Planning and Preparation
    Develop, recommend and implement buildings and grounds preventative maintenance and improvement plans; including for all major building equipment systems.
    Provide input and recommendations regarding all buildings and grounds capital planning projects.
    Consult with the Superintendent to prepare a proposed annual budget for all maintenance and custodial needs as related to buildings and grounds.
    Prioritize, recommend and schedule all maintenance projects for the school district.

    Domain 2: Environment Management
    Maintain an updated inventory related to all custodial and maintenance equipment, supplies, etc..
    Schedule custodians for coverage of facilities and grounds for non-school time activities, events and programs.
    Oversee the preparation of school building facilities and grounds for designated non-school time activities, events and programs.
    Develop and monitor a daily/weekly/monthly check-off list of custodial cleaning assignments to be used in every custodian's job assignment.
    Develop and monitor a feedback system from the Principal regarding the safety and cleanliness of the building.

    Domain 3: Service Delivery
    Recommend and implement building assignments and work schedules for all maintenance and custodial staff.
    Arrange and coordinate outside contractors for preventive maintenance work.
    Supervise the inspection and monitoring of all safety and security systems.
    Supervise the inspection and monitoring of all buildings and grounds equipment and systems that relate to the environmental functioning of the buildings and grounds.
    Schedule and supervise buildings and grounds inspections by representatives of agencies responsible for such inspections.
    Schedule and supervise grass cutting, snow plowing and major grounds work.
    Work with the Superintendent and Principal to coordinate key control management and safeguards for all school facilities.
    Perform regular safety checks on all school playground and sports equipment and bring safety concerns to the appropriate Principal's attention.
    See that immediate and appropriate remediation of safety concerns is implemented.
    Schedule Building and Fields Use for after hours and community groups.
    Participate in construction meetings as the owner representative.
    Respond to buildings and grounds emergencies as necessary.

    Domain 4: Professional Responsibility
    Assist with the recruitment, interviewing and hiring of maintenance and custodial staff.
    Complete evaluations of the performance of all maintenance and custodial staff and recommend termination when appropriate.
    Assist the Superintendent with all bidding and contracts for custodial and maintenance services, equipment, supplies, etc.
    Have direct contact with all vendors involved with maintenance and custodial needs and work with the Superintendent regarding purchasing.
    Oversee the receipt, inventory, storage, distribution and reordering of supplies.
    Work with the Superintendent to keep records regarding overtime and recommend cost-effective approaches to keep overtime at a minimum.
    Only schedule overtime when absolutely necessary and appropriate.
    See that services such as rubbish removal, pest control management, air quality testing, water quality testing, etc., are provided to the school district according to need or requirements.
    See that any vehicle owned and/or used by the school district for maintenance/custodial work is properly insured, registered, inspected and maintained.
    Perform direct maintenance service when appropriate and needed.
    Provide appropriate staff development programs for all maintenance and custodial staff.
    Perform accident investigations when necessary and provide trainings to create a safe working environment.
    Other duties as assigned by the Superintendent.

    Work Environment
    The employee shall possess personal computing skills with the following types of software including web browsers, word processing, spreadsheet, and HVAC, work order and facility management database systems. While performing the duties of this job, the employee occasionally works in a classroom setting with children, occasionally works in outdoor weather conditions, and is subject to noises associated with both mechanical and educational environments.
