    Job Description

     

    Position: Assistant to the engineer 

     

    F.L.S.A. Classification: Non Exempt

     

    Reports to: Maintenance Supervisor 

     

    Position Summary: .Responsible for ensuring the efficient operation and maintenance of mechanical,electrical and plumbing equipment on campus. Responsibilities include (but are not limited to) maintaining a clean safe working environment, performing day to day routine and corrective maintenance, performing, conducting routine assessments, completing work orders assigned through our CMMS program. 

     

    Essential Functions: 

     
    • Perform all plumbing, electrical, HVAC needs of the building(s) 
    • Maintain heating equipment, boilers, chillers, air handlers, pump,fan coil units, VAV, and air distribution systems, exhaust systems,etc. 
    • Monitor and adjust all mechanical/pneumatic equipment, steam station,control gauges, distribution panels,valves, thermostats,diffusers,and other equipment to maintain a comfortable environment in the building(s). 
    • Verify field conditions and perform any necessary repairs or adjustments. 
    • Monitor energy management system. 
    • Diagnose and troubleshoot control systems, including relays,actuators,control valves, transducers,etc. 
    • Perform remote login into the energy management system and make necessary adjustments. ? Perform repairs to plumbing fixtures (water closets,urinals, flush valves, lavatories, etc.) 
    • Perform maintenance on drain system including unclogging toilets, urinals, and snaking drain lines 
    • Perform pipe repairs on (copper,cast iron, galvanized, black iron,pvc, abs,etc.). ? Replace,repair,install, pipe insulation. 
    • Perform preventive maintenance duties in accordance with the manufacturer's standards. Changing filters,cleaning coils, punching tubes, assist in the opening and closing of boilers,greasing bearings in pumps, motors and fans. 
    • Monitor pressure and temperature in heating, chilled water, domestic, and steam systems. 
    • Inspect engine rooms , mechanical equipment rooms, pump rooms, electrical rooms. Inspect all motors,pumps housings, generators, fire pumps, sump pumps, exhaust fans etc. for proper operation. Replace lamps,light fixtures, signage, and verify rooms are clean and clear of obstructions. 
    • Inspect walk-in freezers and refrigerators, perform preventive maintenance and repairs
    • Check for properly operating emergency and exit signs lights. 
    • Document work,fill in time and update work orders through the CMMS 
    • Respond to alerts and alarms from the building management system.  
     

    Required Education and Experience: 

     
    • High school Diploma or equivalent 

    • Graduate of apprentice program or trade school equivalent

     

    Qualifications: 

     
    • 5+years of related work experience in operating mechanical, electrical,and plumbing systems in a commercial or campus institution property setting. 

    • Hold an epa certification for handling refrigerants 

    • Appropriate certification to handle and work on equipment containing CFCs,HFCs,HCFCs,A1-A2L refrigerants. 

    • Must have or obtain a Philadelphia Boiler Engineer License 

     

    Physical Requirements: 

     
    • Able to lift 75 lbs. 

    • Climb ladders. 

    • Stand for the duration of shift. 

    • Be physically fit to perform strenuous tasks. 

     

    Additional Duties: 

     
    • Fill in with any department 

    • Perform snow removal 

    • Participate In the emergency response team. 

    • Assist with class rome moves. 

    • Assist with event set-up. 

    • Enter work order details in A CMMS program.
