PRIMARY PURPOSE:
Assist Director of Maintenance & Operations to maintain school district facilities in an operating excellence. Provide students with a physical learning environment that is safe, clean, attractive, and functional.

QUALIFICATIONS:
Education/Certification:
Bachelor of Science Degree from accredited college in mechanical or electrical engineering required 
Engineer-In-Training Certificate/Professional Engineer license preferred
Construction supervision experience preferred
Special Knowledge/Skills:
Knowledge of basic principles of construction and design
Ability to read and interpret blueprints and schematics
Ability to coordinate district function and to manage personnel
Experience in AutoCAD or Bluebeam Software
Strong organizational, communication, and interpersonal skills American with Disability Act compliance knowledge
Experience:
Three years of supervisory experience in construction or maintenance operations required
Three years experience in large construction projects preferred.

MAJOR RESPONSIBILITIES AND DUTIES:
Building Maintenance and Repair
•  Receive and process work orders for repair and maintenance of buildings and grounds.
•  Assist in developing and maintaining departmental procedures for maintenance, repair, operation, and security of all district buildings, and equipment.
•  Assists in preparing plans and specifications for contracted repair work and site improvement for submission to purchasing department for bids
•  Develop a district wide energy management plan.
•  Maintain all records of building inspections (bleachers, fire extinguishers, elevators, asbestos surveillance)
Policy, Reports, and Law
•  Ensure the district facilities comply with ADA regulations.
•  Implement federal and state law, State Board of Education rule, and local board policy in maintenance area.
•  Compile, maintain, and file all reports, records, and other documents required in maintenance area.
•  Prepare necessary data to process maintenance payroll.
Budget and Inventory
•  Compile budget and cost estimates based on documented program needs.
•  Plan inventory and stock control program for equipment and supplies.
Personnel Management
•  Assign work to maintenance personnel and oversee completion.
•  Train and supervise maintenance personnel and make sound recommendations about personnel placement, transfer, retention, and dismissal.
•  Supervise and evaluate performance of electrical, plumbing, HVAC and support staff assigned to maintenance department.
Safety
•  Maintain safety standards in conformance with federal, state, and insurance regulations.
•  Ensure that equipment is maintained in operating and optimum condition
Other
•  Perform disaster duty when needed.
•  Respond to after hour emergencies as needed.
•  Performs all duties in a safe manner to avoid injury to oneself and/or to others.
•  Performs other related duties as assigned.

WORKING CONDITIONS:

• Communicate with Engineer to ensure that all Energy Management Systems are operating properly

 PRIMARY PURPOSE:
 
The HVAC Technician is responsible for the overall operation and maintenance of all the district’s HVAC refrigeration systems.
 
 
 
QUALIFICATIONS:
 
High School Graduate or GED required
 
Associates degree in HVAC preferred
 
Three years experience in HVAC
 
Experience in chill water systems and controls preferred
 
Refrigerant Recovery Certification
 
Able to read blueprints and schematics
 
Must have and maintain a valid driver’s license and be insurable
 
 
 
MAJOR RESPONSIBILITIES:
 
•  Supports chilled and hot water systems.
• Responsible for the maintenance and operation of the HVAC systems, which include maintaining filters, and coils, maintaining cooling towers, maintaining valves and control system for all district’s HVAC units. 
• Replace A/C units as they breakdown. 
• Reports any deviation from the normal operation of equipment to the HVAC Foreman. 
• Reports to the HVAC Foreman any chemicals or materials needed for the operation of all HVAC systems. 
• Responsible to successfully complete all work orders and to submit them to office staff. ? Responsible to keep logs of refrigerant used. 
• Performs all duties in a safe manner to avoid injury to oneself and/or to others. Performs other related duties as assigned.

PRIMARY PURPOSE:
The Irrigation Technician is responsible for the operation and maintenance of all irrigation systems as assigned.
 
QUALIFICATIONS: 
High School Graduate or GED required
Irrigation license preferred
3 years of irrigation related experience preferred
Able to read blueprints and schematics
Auto-Cad experience preferred
Must have and maintain a valid driver’s license and be insurable
 
MAJOR RESPONSIBILITIES:
• Maintain all irrigation systems in good working condition.
• Designing and installation of new irrigation systems.
• Major and minor modifications of irrigation systems during new building construction or remodeling.
• Performs services needed for irrigation such as repairing water leaks, repairing or replacing pipes, pumps, and any related irrigation components.
• Ensures proper irrigation controls are in place.
• Manages water conservation.
• Maintain electronic files (design and as-built).
• Manage irrigation controls, programming and scheduling.
• Manage web based scheduling.
• Performs irrigation duties as assigned by supervisor.
• Support of plumbing department as required by Plumber foreman.
• Performs all duties in a safe manner to avoid injury to oneself and/or to others.
• Performs other related duties as assigned.
 
EQUIPMENT USED:
• District vehicle, two-way radio, backhoe, trenching machine, rooter rotor, electric hand tools, and soldering torch
 
WORKING CONDITIONS:  Mental Demands/Physical Demands/Environment Factors:
• Frequent district travel, strenuous bending, climbing, and walking, working in extreme weather conditions, working on slippery uneven surfaces, and exposure to toxic fumes and chemicals.
